Through exposure to our development division, the residential team is able to give an unrivalled service, including in-depth knowledge of property operations and design trends and requirements.
On acquisition of new build property, our team can manage the snagging, warranty registration, tenant staging and service charge and ground rent liabilities as well as the tenant find and ongoing management.
If you have an existing single property or buy to let portfolio, we will conduct a full property review when we take possession of the property, including management of your liabilities and optimising your return.

TRACK RECORD
POPworks contains 28 apartments situated in back-Ancoats, which was, in 2019, the least developed area of the regeneration story. In order to drive footfall to the newly-completed properties, we used the vacant ground floor commercial units for a weekend “Feel Good” event. Collaborating with the Feel Good Club, an online community who at the time had over 50k followers (now over 500k followers!), we used social media to advertise their first in person event, including wellness, live music and drinks. The result was 28 viewings that took place over the weekend and 14% of those converted to application.

Kinetic, our first development in Old Trafford, comprises 62 one and two bed apartments in this office to resi conversion. Sold individually, CERT retained management of the apartments on behalf of third party buy-to-let Landlords, with our clients achieving up to 8% yields and record year-on-year rental increases.
