Meadow Mill, a 150,000 sq ft property, has been transformed into 213 residential apartments and 5 commercial units. The site features 170 parking spaces and extensive exterior grounds, creating a vibrant community space for its residents and businesses.
Upon acquiring the block management, we conducted a thorough property assessment and developed a detailed service charge budget, ensuring a smooth transition to operations.
Our efforts resulted in significant cost savings, reducing service charges by 36% through strategic renegotiations of an overinflated insurance premium and optimising utility costs. Additionally, we brought critical compliance checks in-house, including water testing, emergency light testing, and risk assessments. Leveraging our Asset Manager’s expertise, these measures led to approximately 50% savings, demonstrating our commitment to operational efficiency and cost-effectiveness.
Effective communication plays a crucial role in fostering sustainability and promoting pro-social behaviour at Meadow Mill. As the operators, we emphasise community integration and sustainable practices. Our efforts include implementing clear waste management signage, providing a tenant handbook with energy-saving tips using smart technology, and establishing guidelines for waste reduction. We also actively engage residents through programs like “sustainability champions,” which encourage collaboration towards sustainable living practices.

Since the Industrial Revolution, Stockport was a major centre for textile manufacturing, particularly cotton spinning and hat making. T & J Leigh Ltd built Meadow Mill around 1880, significantly contributing to the local industry. By 1914, the mill housed 120,000 spindles, underscoring its industrial importance.
The mill’s economic activity began to decline in the mid-20th century, with all spinning operations ceasing by 1969. Despite this, Meadow Mill was designated a Grade II listed building in 1975 due to its architectural and historic significance.
In 2016, the mill was purchased and received redevelopment approval the following year. It has since been converted into 213 one, two, and three-bedroom apartments, along with 24,000 square feet of leisure and commercial space. Renovations were completed by May 2021.
Architecturally, Meadow Mill features a seven-storey red brick facade, blue brick basement, arcaded floors, and cast-iron beams with brick arches. Historic England describes it as “a good example of its period.”
The redevelopment preserves the mill’s historical integrity while integrating modern elements, contributing to Stockport’s regeneration and honouring its industrial heritage.
