Our creative commercial hubs, always have a dedicated asset manager to support our tenants and activate engagement opportunities, with a lettings and marketing strategy designed to activate a vacant space by creating a destination. Our commercial properties benefit from our community app, connecting them to their neighbourhoods with VIP events and local vendor discounts, enabling us to create social value within the local ecosystem.
TRACK RECORD
Hilton House completed in 2020 and CERT retained full management. With our launch party pre-competition we wanted to create a buzz about the site and do something completely different in the commercial office sector – our warehouse style party drew record crowds and certainly had the city talking about Hilton House!
In our leasing strategy, it was important we created a tenant ecosystem that would forge collaboration and community. Our first tenant, Feel Good Club, was was the product of an earlier collaboration at POPworks, and giving them a physical space on the ground floor drew in footfall. The basement was repurposed to a gym and we sought another independent occupier, Train Urban, who we agreed lease terms with in 2021. In curation of this community our office tenants followed. In Hilton House we manage a multi-schedule service charge, rent collection and host a number of internal and external events on a quarterly basis.

CERT is engaged to provide asset management and development services for Elevator Studios, a 90,00 sq ft mixed-use heritage site, on behalf of the landlord.
Since instruction in 2020, we have achieved record rental levels, as well as introducing a new ground floor hospitality business, Arts Bar Baltic, and agreeing new 10 year leases with the retail occupants. Perhaps the most challenging has been the increasing operational costs since 2020 which have been particularly prevalent in a heritage site which requires a complex PPM programme. By introducing and managing 4 separate service schedules we have been able to keep the service charge at a competitive level for tenants.

We’ve been working to establish who we are in our Elevator Studios venue, developing a wide variety of events and building links with the community. We’re lucky enough to meet and socialise with everyone that comes through the door at Elevator, with Arts Bar Baltic being the hub of this creative building.
We’re very lucky to have such a great space for our office at Elevator Studios and to share the building with other really amazing companies. It’s like a home from home, and the team go above and beyond to assist us with anything we may need
Proximity to the city centre and affordability are what Elevator has provided us with. We’re now in our 13th year of occupancy on the ground floor retail unit.
The Junction provides us with a good location and an affordable office space. The onsite management and reception teams are always on hand to help no matter the problem. Highly recommend.
CERT have curated a wonderfully dynamic and creative mix of tenants at Hilton House. Our neighbours are brilliant and we’re proud to be part of such a supportive, inclusive, and socially minded community.
Elevator Studios truly is a central hub for music and the arts in Liverpool. There’s a huge sense of community and positivity in everyone I’ve met through the building. Also, architecturally, the building is just a beauty with so much history, it’s cool to think I get to work in it daily.
One of the things I love the most about Hilton House is the sense of community. It’s somewhere you don’t just feel like another tenant, there’s a really personal touch to everything they do, and regularly lots of things to get involved with.
