BUILD-TO-RENT

Insignia comprises 90 apartments developed and managed by CERT, located in the heart of the Civic Quarter regeneration in Old Trafford.

Completed in January 2021 at the start of a national lockdown, in order to achieve our stabilisation target we created a digital marketing campaign targeted via social media to the key demographic. Quickly reacting to the global climate, high speed internet and second bedroom offices became the focus of the ad campaign. Applicants were pre qualified and video viewings were utilised to secure applicants, whilst digitalisation meant that tenancy admin was fast and efficient in order to hit our weekly and monthly move in targets.

Stabilisation was achieved within 3 months of completion in April 2021.

CERT is appointed on Meadow Mill, a 150,000 sq ft heritage mill conversion, to provide building and estate management services to 213 leaseholders. This includes collection of service charge and ground rent, tendering and management of third party suppliers and appointment and management of on site teams. We are responsible for facilities and regulation management, as well as ensuring our client is compliant with the Building Safety Act 2022 which involves creating and managing the building safety case for the site.

We have achieved an operational cost reduction of 36% vs forecast in our first year of appointment.
