We take a long term approach to everything we do and we strive to make positive choices, this includes constantly challenging ourselves to positively influence the communities we construct, with the aim of reducing our immediate and long-term footprint.

We do not wish to pay lip-service to the facilitation of communities, the projects we deliver are a reflection of our CERT community; diverse, progressive, supportive and fostering a deep sense of ownership. Our Community Living vision feeds into our projects to foster healthy, self-sustaining communities with a strong sense of ownership.
Our projects are designed to instil a deep sense of home and to support a harmonious environment; both within the development for individuals, families groups and communities, and externally; in relation to its context whether urban, suburban or natural.

As a property developer we are, by nature of what we do, changing the built environment. We have the obligation to ensure that what we do creates a positive impact on the environment. We achieve this through our key principles, which are a commitment to achieving net zero carbon in our projects by 2040, 10 years ahead of the government target of 2050. We seek to ensure our projects minimise the embodied carbon footprint as well as the in-use carbon footprint.
We’ve been ambitious and added another goal to our carbon neutrality, to be zero waste by 2040. By our own admission zero waste will be difficult to achieve and manage across construction and occupation, but we are striving to exceed what is achievable in order to reach sustainable levels of consumption.
We pride ourselves on the social impact we make on people’s lives through the creation of places people want to live, work and play. We actively promote social integration and welcome community engagement, by involving local residents in co-designing our product offering.
As well as our impact on the societies in which we operate, we also have a responsibility to our employees – for instance in terms of their working conditions, labour rights and diversity. This extends to championing the Real Living Wage outside of our business too, by promoting ethical supply chains.
We’re also dedicated to leveraging local talent and resources to drive economic growth and community empowerment, with 86% of our workforce residing in Greater Manchester and 66% of our suppliers’ headquarters located in Greater Manchester.
2020 shifted corporate and investor focus more towards sustainability than ever before. We believe in transparent reporting to our stakeholders. In an industry that is often opaque, we provide best in class reporting at every level of the business to ensure that our stakeholders are fully engaged with the environmental, social and economic impacts we are creating.
